Brickell Terrace Condo Association

Miami Commercial Roofing Project

Project Background:

The roof on this apartment building had reached its end of life expectancy and was already experiencing multiple leaks. It also already had multiple repairs performed previously.

Project Challenges / Obstacles:

The 5-story occupied building only had access to the roof through the stairwell. This roof also had an AT&T communications tower that could not be touched or disrupted. Each section of roof had 5-8 A/C units that had to be turned off at the start of the day and then reconnected by the end of the day.

The solutions to solve these challenges:

A trash chute was installed for debris removal. We made contact with an AT&T representative to be in constant communication with them to ensure there were no issues with the tower. We worked alongside the property management company to communicate which A/C units would be turned off so that tenants/owners were advised ahead of time. Older A/C units presented problems that had to be addressed on the spot so that tenants wouldn't be without their A/C.

Project Finale:

After the project was completed, the building manager was able to confirm that the tapered insulation package we designed was doing its job and that there was little to no standing/ponding water.
